Service extends full coöperation to all members and 50% of the commission
to the selling agent. Your property receives immediate access to
Realtor.com as well as our own website. We prepare full color photographic
brochures. Advertising in local media includes Casa and the Santa
Barbara News Press. We interact constantly with other agents to
facilitate a sale.
We or a designated agent are present for all showings.
We advise you on the merits, deficiencies and best negotiating points
of each offer as received.
We assist you in preparing all required disclosures.
We oversee all inspections, escrow and title functions,
and appraisals. We provide supporting data to appraisers.
We calculate accurate expenses and your net proceeds.
We recommend any professional services that we do not
provide. We do not accept compensation from any service providers
we recommend.
At all times, we act only as your Single Agent, and
never as Dual Agent. If a buyer comes to us directly, the buyer
will acknowledge that fact in writing.
